Nth Fitzroy is a residential property development project from Milieu located in the heart of the inner north of Melbourne. It features 26 uniquely breathable apartments within an innovative architectural structure with an exterior skin of single and double story shutters.
In response to seasonal environmental conditions, the changing light of the day, and the minute by minute activities of its occupants, the intrinsic nature of these shutters within exterior structure give the impression of a living building and a daily rhythm.
Inside, apartments are highly functional but also warm and welcoming, encouraging interaction and engagement. Smart storage space sits alongside moments of simple aesthetic pleasures that include natural material details and tactile high quality finishes. Working with Loose Leaf, Milieu helps to bring nature right into private and shared spaces of Nth Fitzroy’s spaces, to compliment its architectural concept, through a variety of indoor plants.
To help bring to light the unique qualities of the property and its apartments Studio Hi Ho developed a strategy and promotional activity with two distinct components, united by the concept of Breathable Apartments. The first, titled Plants, is a mix of document, website and event run by Plant Hunter, which is dedicated to indoor plants. The second, AM/PM, is a document that explores the life of the building and its surroundings through a cycle of 12 hours. Although this project was completed in 2016, this is the first time it has been published in its entirety online.

Whitlam Place is a collection of eleven residencies located in Fitzroy, Melbourne, developed by Milieu Properties and completed this year. The residencies are described as being ideally positioned within a leafy pocket of the city’s most vibrant cultural precinct, and feature views of the adjacent Whitlam Place gardens, Fitzroy Town Hall and city skyline. the residencies were designed to engage with the historic surroundings through the texture of their oxidized exterior and the use of oversized glass panels.
Whitlam Place is the product of a two-part design philosophy and strategic action of extended reflection and considered response. This is expressed by two documents, created by Melbourne-based design studio Studio Hi Ho, that made up part of a wider marketing campaign. The first document, Reflection, outlined the thinking, inspiration and rationale of the project through essay and image. The second, Response, presented the outcome through renders and a material expense rooted in the residencies quality, detail and richness of form. Although this project was completed in 2015, this is the first time it has been published online in its entirety.
Nine Smith Street is the latest residential property project from Neometro, a company that describes itself as having a reputation as Melbourne’s most design-focused development group and recognised as one of the first holistic design and construction businesses in Australia. Neometro are dedicated to creating architectural buildings that are beautiful, functional and timeless, and have a sense of place and belonging. Neometro’s brand identity and that of its Fitzroy property Nine Smith Street, designed by Studio Hi Ho, effectively uses colour, type and substrate contrast to establish a solid foundation from which to communicate a variety of future property projects. It also reflects a design aesthetic rooted in a modernist heritage and the company’s commitment to new textures, finishes and materials.
